Rural property lettings
Letting rural property requires specialist legal, operational and industry knowledge.
Many rural estate strategies span agricultural, commercial and residential properties within a single portfolio, and it’s key to understand the nuances of law between each specialised let. Our property and tenancy law experts work with clients, and, where applicable, their legal advisors, to ensure their portfolios are compliant, profitable, and effectively managed.
Rural property letting services
Our nationwide teams of experts can help with the full lifecycle of rural property lettings, from finding suitable tenants to resolving end-of-tenancy disputes. Our pre-tenancy services include finding and referencing tenants, preparing tenancy agreements, arranging inventories and ensuring compliance with regulations. During the tenancy, we can help with all aspects of landlord-tenant relationships, including rent collection and reviews, handling tenancy renewals, and ensuring legislative requirements are met, such as gas boiler and smoke alarm checks. End-of-tenancy services include enforcement of possession and dilapidation claims.
Residential tenancies
We manage a significant number of residential tenancies on behalf of our landowner clients, from cottages to converted barns, maisonettes to manor houses. Our services are tailored to each individual client’s needs and can range from offering advice on the law and regulations affecting residential tenancies, through to the full management of properties on behalf of a landlord. Our expertise will bring you peace of mind that your property assets are being well looked after and that you are fully compliant with all legislative obligations. We use our extensive network of trustworthy, local tradespeople to ensure work is completed professionally and efficiently.
Agricultural tenancies
Our team of experts in England have an intimate understanding of farm business tenancies under the Agricultural Tenancies Act 1995 and secure agricultural tenancies under the Agricultural Holdings Act 1986. We can also advise on grazing licences, herbage agreements and other short-term lets which offer landowners flexibility. Our land managers in Scotland have extensive experience dealing with tenancies granted under the Agricultural Holdings (Scotland) Act 1991, as well as Short Limited Duration Tenancies (SLDT).
Commercial tenancies
Many of our clients have commercial properties on their estate as part of an effective estate strategy, and our rural lettings experts can help with all types of commercial lets, from shops to studios, warehouses to wedding venues. We can advise on aspects of commercial lettings within a rural estate, including leases under the Landlord and Tenant Act 1954 in England and contract law in Scotland. We can also advise on new and existing 'tenancies at will'.
More than keys and contracts
Letting rural property is about more than just bricks and mortar, keys and contracts. It’s understanding the nuances of tenant relationships. The navigation of laws that change across boundaries. And about ensuring the tenancy works for both landlord and tenant. If you’re looking for support with property management, we provide end-to-end services for rural properties, from strategic business reviews to practical day-to-day property management for landowners.
